Typical ranges in the Kissimmee area
These are realistic ranges for our market — not national averages. Prices vary by project scope, and every property gets a free written estimate.
- Full new sprinkler system (typical home): $2,500-$7,000 — lot size, zone count, and landscaping complexity move this range.
- Repair visit: $150-$450 — most common jobs are head replacements, valve or solenoid fixes, and controller repairs.
- Smart controller upgrade: $400-$900 — hardware plus programming for your zones and local watering days.
- Drip irrigation zone: $500-$1,500 — ideal for landscape beds, hedges, and gardens.
- Drainage correction: $1,000-$4,000 — catch basins, channel drains, and regrading for pooling water.
What moves your price
Three things drive cost more than anything: lot size (more square footage = more zones and pipe), existing landscaping (trenching under established beds and pavers takes care and time), and water source (city water, well, or reclaimed — each needs different equipment). A flat open lot with city water is the simplest install; a mature landscaped corner lot costs more.
Repair vs. replace: the honest math
If your system mostly works and has one or two bad zones, repair almost always wins — a few hundred dollars versus a few thousand. Replacement makes sense when the pipe layout can't cover the yard, heads are discontinued and mismatched, or you are repairing something different every season. We will show you both numbers and let you decide.
